Energy Performance Certificate

An Energy Performance Certificates (EPC) is the Government's chosen way of complying with the Energy Performance of Building Directive (EPBD). Considering getting your EPC and Gas Safety Certificate together is the most efficient way to manage compliance. An EPCs purpose is to record how energy efficient a property is. The certificate gives a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient.

EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and CO2 emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.

An EPC is always accompanied by a recommendation report that lists cost effective and other measures (such as low and zero carbon generating systems) to improve the energy rating of the building. The certificate is also accompanied by information about the rating that could be achieved if all the recommendations were implemented.

EICR - Electrical Inspection Condition Reports

The EICR is the Landlord Electrical Safety Certificate and is a mandatory safety check on the fixed electrical system within a rental property. It is a legal requirement for all private landlords to ensure their electrical installations are inspected and tested by a qualified person at least every five years, or sooner if specified on the previous report.

You must provide a copy of the satisfactory EICR to the tenant before they move in and to any existing tenant within 28 days of the inspection. Failure to comply with these regulations can lead to fines of up to £30,000.

What Does the EICR Check?

An EICR is a thorough inspection of the fixed electrical wiring, which includes all the components you cannot easily. It assesses the condition of the electrical installation against the current safety standard (BS 7671).

Understanding EICR Safety Codes

The inspecting electrician will classify any issues found using standard observation codes. An EICR is only deemed "Satisfactory" if it contains no C1, C2, or FI codes.

Code Meaning Action Required Compliance Outcome
C1 Danger Present Immediate remedial action required. The engineer should make safe or isolate the circuit immediately. Unsatisfactory
C2 Potentially Dangerous Urgent remedial action is required (must be completed within 28 days or sooner). Unsatisfactory
FI Further Investigation Investigation required without delay. The level of danger is unknown until explored. Unsatisfactory
C3 Improvement Recommended No danger is present, but an improvement would enhance safety or meet modern standards. Satisfactory

Gas Safety Certificate

In compliance with the Gas Safety (Installation and Use) Regulations 1998, If you are renting a property, you need a Landlords Gas Safety Certificate or CP12. This is often combined with a service and EICR, if required, to cover all mandatory safety checks.

A CP12 Gas Safety inspection certificate has a 12 month lifespan and so requires renewal every year.

You must get this from a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property.

All Landlords are required to give their tenants access to the CP12 within 28 days of the inspection. If the tenants change, they’ll need a copy of the CP12 certificate before they move in.

Boiler Service

Boilers that are regularly serviced can prevent breakdowns and expensive emergency call outs. We always recommend that you book a service with your gas safety certificate or CP12. We can also install smoke alarms and carbon monoxide alarms.

Carbon monoxide poisoning can be fatal and is caused by faulty or poorly maintained appliances. Your insurance contract / warranties may be invalid if you haven’t had your boiler serviced in line with manufacturer’s recommendations.

Electrical Portable Appliance Test (PAT)

A PAT test will check your electrical appliances are safe to use. We provide a thorough electrical testing service for up to 10 electrical items. Getting a PAT test with your EICR is advisable and won’t add much to the overall cost.
