NEED AN EPC FOR A NEWBUILD OR CONVERSION? YOU WILL NEED a SAP EPC

Any dwelling created after 1st April 2008 must have an EPC certificate produced using full SAP methodology.

This includes: New Builds, Conversions and when the number of dwellings within a property has changed i.e. A house changed into 2 flats. 
A full SAP EPC can be used for sale or rent in the same way as the usual (RdSAP) version, and is valid for 10 years.

A SAP EPC is usually ordered as a compliance bundle with other services such as:

  • Air Tightness Testing 
  • Sound Insulation Testing
  • Ventilation Flow Rate Testing
  • Internal Water Usage Calculations

Your building control officer will require the SAP EPC for sign off but they may just simply ask for "an EPC" - Under current legislation, this will have to be a full SAP EPC. If a full SAP EPC was completed in 2008 and has now expired, a normal residential EPC is required.

Once you have placed an order online or over the phone, one of our specialist SAP EPC assessors will email you an introduction and list of required documents for us to produce the EPC. Once we have this info, it usually takes us 2-3 working days to complete the calculations and email through the certificate. If you are at the design stage, we can issue you with a SAP Calculation and Predicted Energy Assessment (PEA). When the build is completed and ready for sign off, we will then convert this into the full SAP EPC - We do not charge any additional amounts for this, it is all part of the service.

The main difference between SAP EPC and other EPC types is that a SAP EPC does not require a site visit

A SAP EPC has to be completed using the drawings and specifications of the build, we can usually get these from the architect or main builder  - Here is an idea of what we will need:

Construction specification of walls, roofs and floors

Specification for all windows

Primary & secondary heating systems

Renewable technology (if any)
