What’s the importance of an EICR?

How often should EICRs be conducted?
An inspector will determine how frequent an EICR inspection should be done on a property. For example, for a rental property, inspections are carried out every five years as a standard. However, the inspector can recommend inspection be done every two or three years, depending on the circumstances.
As a general rule, inspections should be done every 10 years for private properties, 5 years for commercial (incl. laboratories, schools, offices, hotels, hospitals, restaurants) or rental properties, 3 years for caravans, leisure centres, theatres or industrial installations, or 1 year for swimming pools.
However, there are other instances that will require periodic inspection, such as when the property is being prepared to be let or sold, when the property was previously occupied, or when there’s reason to believe damage has caused damage to the building, like fire, flooding or earthquake
