Electrical Installation Condition Reports in Bath

An Electrical Installation Condition Report (EICR) is an official document provided by engineers or electricians after conducting an electrical inspection of a home or business. The EICR is issued following the rules of the National Safety Standards.

The EICR will:

  • Identify possible fire hazards and electric shock risks in your electrical installations
  • Reveal if any of your electrical circuits or equipment is overloaded
  • Highlight any lack of earthing or bonding
  • Identify any defective DIY electrical work

Partner with us in Energy Performance Certificates, and let our certified inspectors handle your EICR requirements with reliable expertise and efficiency.

What’s the importance of an EICR?

Wires and cables often stay hidden inside your walls, while consumer units are usually concealed behind cupboards, where they are not immediately visible.

What you may not know is they are as susceptible to wear and tear as any other appliance in your house. An in-depth inspection will record dangerous deterioration, defects and damages, and suggest changes to correct the problems.

How often should EICRs be conducted?

An inspector will determine how frequent an EICR inspection should be done on a property. For example, for a rental property, inspections are carried out every five years as a standard. However, the inspector can recommend inspection be done every two or three years, depending on the circumstances.

As a general rule, inspections should be done every 10 years for private properties, 5 years for commercial (incl. laboratories, schools, offices, hotels, hospitals, restaurants) or rental properties, 3 years for caravans, leisure centres, theatres or industrial installations, or 1 year for swimming pools.

However, there are other instances that will require periodic inspection, such as when the property is being prepared to be let or sold, when the property was previously occupied, or when there’s reason to believe damage has caused damage to the building, like fire, flooding or earthquake

The EICR Process

Checking electrical installations may be daunting, but we’re here to make the process easier. Let our team handle everything so you can focus on more important tasks.

In the EICR process, the inspector will check all electrical installations, taking into account all relevant circumstances, including:

  • Adequacy of earthing and bonding
  • Extent of any deterioration or other wear and tear
  • Serviceability of equipment, like sockets, outlets, switches and light fittings
  • Suitability of the switchgear and control gear (e.g. consumer unit)
  • Type of wiring system and its condition
  • Presence of adequate identification and notices
  • Modifications to the property that may have led to damages in electrical installations

Information in the EICR

Generally, an EICR will contain:

  • Information about the property and the details of the inspection
  • Limitations to the inspection - were there areas in the property that were hard to reach?
  • Information on the electrical installations in use
  • Summary of the condition of these installations
  • List of all the tests conducted and their results
  • Detailed observations and suggestions for required actions
  • Signature of the inspector

How Much Does An EICR Cost?

The cost of an EICR will depend on several factors, such as location, the age of the property, the size of the property, and the extent of testing required
