What does an EICR check?
An Electrical Installation Condition Report (EICR) is a document produced following a thorough inspection of the electrical components of a property. During an EICR test, a licensed electrician identifies overloaded electrical circuits, inadequate earthing or bonding, and other faulty fixtures that can lead to fires and electric shocks. The inspection consists of a combination of Visual Inspection, Dead Testing, and Live Testing and RCD Testing.
EICRs are valid for 5 years. But more frequent inspections may be required depending on the age and condition of your electrical system.
An EICR typically includes the following information:
● Critical information about the property
● Details about the inspection
● Limitations of the inspection (if any)
● Summary of the electrical installations in the property
● Summary of the condition of the installations
● Adequacy of the earthing and bonding
● Extent of existing damage (if any)
● Overall stability of switches, sockets, and light fittings
● Modifications made to the property that have led to damage
● List of all tests performed and their respective results
● Detailed observations made by the inspector
● Signature of the inspector
EICR Classification Codes
Electricians use three main observation codes in EICRs:
Legal Compliance
Landlords are mandated to protect the safety and well-being of tenants. This includes safety from electrical hazards including fires and shocks.
Under new government legislation, commercial properties must have their electrical systems tested at least once every five years.
Landlords are required to present a copy of the report to the tenant within 28 days after the scheduled inspection. They should also keep a copy until the next scheduled check. For older installations, electricians may recommend an EICR testing every 2-3 years.
