Why you need an EICR

During the inspection, a registered electrician evaluates the condition of all electrical installations including fixed wirings, sockets, fuses, circuits, lights, and appliances. The electrician will check if they are in good working order and whether they comply with safety standards.

EICR Classification Codes

Electrical fixtures are graded using three major classification codes:

  1. C1 (Danger Present) – C1 faults pose a heightened risk of injury and require immediate attention.
  2. C2 (Potential Danger) – While existing risks may not require urgent action, remedial steps must be done within weeks or months
  3. C3 (Improvement Recommended) – Installation is presently in good working order, but taking additional actions may further enhance its efficiency

How Often Should EICRs Be Performed?

Landlords are legally required to provide EICRs to all tenants. An EICR is valid for up to five years, but landlords are mandated to get a new one for every change of tenancy. In some scenarios, the electrician may recommend a re-inspection sooner depending on the age and condition of your electrical system.

  • New Tenants – From 1 July 2020, landlords must present a copy of an updated EICR to new tenants before they move in.
  • Current Tenants – Beginning 1 April 2021, landlords must provide existing tenants a copy of a satisfactory EICR.

 

The law states that tenants must receive a copy of the EICR within 28 days from the scheduled inspection. Landlords are also expected to retain a copy of the latest EICR until the next scheduled test.
