Electrical Installation Condition Reports Lancaster

Outdated, damaged or poorly maintained electrical installations must not be overlooked. When left untreated, faulty electrical fixtures can cause accidents like fires and electric shocks. In fact, faulty wiring is one of the main causes of accidental electrical fire in England. The Approved Cables Initiative (ACI) states that up to 5,200 or 18 per cent of the 29,000 accidental electrical fires in the country occurred due to defective wiring.

That said, scheduling regular electrical safety checks is critical for every home and business. At Energy Performance Certificates, we provide fast and effective EICR testing in Lancaster. We’ll keep you and your tenants safe from electrical hazards by ensuring every wire, cable, and fuse is in good working order.

What is an EICR?

An Electrical Installation Condition Report (EICR) is a formal document issued by a registered engineer or electrician following an electrical inspection of one’s home or business.

Here are three main functions of the EICR:

  • Uncover any damage or wear and tear that could trigger accidents, and report it
  • Discover potential and existing issues that may lead to overheating and electric shocks
  • Document the results of the inspection to ensure the electrical system is safe to use until the next inspection

Let our trusted inspectors fulfill your EICR requirements with precision and efficiency. Trust us to deliver a thorough assessment anytime you need one.

Why Do You Need an EICR?

Over time, electrical fixtures will deteriorate with wear and age. This can potentially become a risk if they are not regularly checked.

Whether you’re a homeowner, business owner, or landlord, an EICR will detect hazardous damages and recommend necessary corrective actions.

When are EICR Inspections Conducted?

As a general rule of thumb, rental properties must undergo EICR inspections every five years. Although this could be reduced to two or three years depending on the age and circumstance of the electrical system.

Inspections are typically done every:

  • 10 years for private properties
  • 5 years for commercial (incl. schools, hospitals, offices, laboratories, restaurants, hotels) or rental properties
  • 3 years for leisure centres, caravans, theatres or industrial installations
  • 1 year for swimming pools

Other situations that will require periodic inspection include:

  • When the property is being prepared to be sold or let
  • When the property was previously occupied
  • When fire, flooding, or earthquake has caused damage to the property

How Much Will It Cost?

EICR costs will depend on four factors, namely:

  • Location
  • Age of the property
  • Size of the property
  • Extent of testing required

The EICR Process

During the test, the inspector will examine all electrical installations and take into account the following circumstances:

  • Adequacy of earthing and bonding
  • Extent of any deterioration or other wear and tear
  • Serviceability of equipment, like sockets, outlets, switches and light fittings
  • Suitability of the switchgear and control gear (e.g. consumer unit)
  • Type of wiring system and its condition
  • Presence of adequate notices and identification
  • Modifications to the property that may have led to damages in electrical installations

The entire EICR process from the date of booking, to the inspection and delivery of the report takes approximately five working days.
