What is an Electrical Installation Condition Report?

Also known as Periodic Electrical Reports, an EICR is produced following a thorough audit of all electrical installations within a property. The goal of a periodic inspection is to identify defective work and perform corrective steps to eliminate hazards.

An EICR generally consists of the following information:

  • Signs of damage, corrosion, or wear and tear
  • Broken electrical appliances
  • Fire or shock hazards that make the place unsafe
  • Overloaded equipment or circuits
  • Inadequate bonding or earthing
  • Usability of the switches, sockets and other components
  • Property changes that may have damaged the electrical system
  • Details about the testing and inspection of the property
  • Limitations of the testing and inspection (if any)
  • Specific observations made by the electrician
  • Signature of the inspector

How EICRs Work

The report indicates aspects of the system which require action, and classifies them according to priority:

  • C1– Danger present. There is a high risk of accidents. Remedial action must be taken immediately.
  • C2– Potentially dangerous. A potential threat exists although not as urgent as a C1 fault. Corrective action is needed.
  • C3 – Improvement recommended. A minor non-compliance is detected. While the issue may not be urgent, steps may be taken to enhance the installation’s serviceability.

An unsatisfactory rating will be given should there be any Code 1 or 2 faults discovered. This indicates the presence of immediate risks within the property and must be rectified immediately. Failure to do so may lead to injuries or even legal repercussions if you’re planning to rent out the property.

FAQs About EICRs

How long does a periodic inspection last?

Periodic testing usually takes around half a day to one full day depending on the property’s size, age, and extent of testing required.

New government legislation states that EICRs must be scheduled every 5 years for rented buildings and businesses, and every 10 years for private properties.

Landlords must schedule a periodic inspection for every change in tenancy. Once we have performed the test, a fully detailed EICR will be emailed to you. New and existing tenants must be provided with a copy of a satisfactory EICR within 28 days of the test.

What do you need access to?

The engineer will work directly with all electrical components including cords, cables, switches, sockets, fuse boards, appliances, and lighting. During the test, the main’s power must be disconnected to ensure everyone’s safety.

Is EICR the same as PAT Testing?

No.  PAT, or Portable Appliance Testing, is simply a check on all electrical appliances within a property, including kettles, computers, lamps, and microwaves. Unlike an EICR, it focuses more on the safety of portable electrical equipment as opposed to fixed installations.

EICRs, on the other hand, document the condition and standards of the mains electrical installation of property. It is designed to pinpoint harmful faults and safety issues according to the BS7671 electrical regulation.
