Electrical Installation Condition Reports Preston

Every electrical installation deteriorates with use and age. When ignored and left undetected, it can cause accidents like electric shocks and fires.

In fact, one of the leading causes of accidental electrical fire in England is faulty wiring. According to the Approved Cables Initiative (ACI), up to 5,200, or 18 per cent of the 29,000 accidental electrical fires in the country can be attributed to faulty wiring. This is why regular electrical installation inspection is a must for every home and business.

Make sure you or your tenants aren’t at risk by ensuring every cable, fuse and wire are in serviceable condition.

What is an EICR?

An Electrical Installation Condition Report (EICR) is an official document given by an engineer or electrician after conducting an electrical inspection of one’s home or business. The EICR is issued following the rules of the National Safety Standards.

Here are three main functions of the EICR:

  • Spot any damage or wear and tear that might compromise safety, and report it
  • Find issues that may cause high temperatures and electric shocks
  • Record the results of the inspection to ensure the electrical installation is safe to use until the next inspection

What’s the importance of an EICR?

Wires and cables often stay hidden inside your walls, while consumer units are usually concealed behind cupboards, where they are not immediately visible. These hidden units are just as susceptible to wear and tear as any other appliance in your house. An in-depth inspection will record hazardous deterioration, defects and damages, and suggest necessary changes to rectify them.

How frequently should EICR inspections be conducted?

There are general recommendations when it comes to the frequency of EICR inspections. However, periods between subsequent inspections will depend on the condition of the installation at the time of the preceding inspection.

As a standard for rental properties, inspections should be carried out every five years. If the inspector sees old and worn out electricals, this could be reduced to two or three years.

As a general rule, inspections should be done every:

  • 10 years for private properties
  • 5 years for commercial (incl. schools, hospitals, offices, laboratories, restaurants, hotels) or rental properties
  • 3 years for leisure centres, caravans, theatres or industrial installations
  • 1 year for swimming pools

However, there are other instances that will require periodic inspection:

  • When the property is being prepared to be let or sold
  • When the property was previously occupied
  • When there’s reason to believe damage has caused damage to the building, like fire, flooding or earthquake

How much will it cost?

EICR cost will depend on four factors, namely:

  • Location
  • Age of the property
  • Size of the property
  • Extent of testing required

The EICR process

For landlords and letting agents managing multiple properties, getting all mandated certifications can be quite challenging. We’re here to make the process easier. Our team will provide you with a convenient and seamless way to accomplish your EICRs.

In the EICR process, the inspector will check all electrical installations, taking into account all relevant circumstances, including:

  • Adequacy of earthing and bonding
  • Extent of any deterioration or other wear and tear
  • Serviceability of equipment, like sockets, outlets, switches and light fittings
  • Suitability of the switchgear and control gear (e.g. consumer unit)
  • Type of wiring system and its condition
  • Presence of adequate identification and notices
  • Modifications to the property that may have led to damages in electrical installations

The usual turn around for an EPC document from the date of booking, to the assessment to the completion of the EPC being delivered is approximately five working days.

  • If you are a landlord with multiple properties then Energy Performance Certificates will be happy to discuss any current discount deals that are currently available.
