How EICRs Work

An EICR rates the electrical fixtures based on their safety, working condition, and any hazards they may pose. 

 

Inspectors use three classifications:

1. Danger Present. This means the risk of injuries and accidents is high, and immediate action must be taken.

2. Potential Danger – Urgent action may not be needed at present, but certain steps must be taken in the following weeks or months.

3. Improvement Recommended – The system is in good condition, but recommendations may be provided to further improve safety.

 

Reasons to Conduct a Periodic Inspection

Landlords are mandated to secure an EICR at least once every five years. However, electrical installations that are outdated or worn out may need more frequent inspections. 

New regulations require landlords to provide an updated EICR for new and current tenants. Every change of tenant requires a new EICR.

  • For New Tenants – Starting 1 July 2020, new tenants are entitled to receive a satisfactory EICR before their tenancy begins
  • For Current Tenants – Starting 1 April 2021, all current tenants must be furnished with a satisfactory EICR

 

Upon receiving a copy of the EICR, landlords are mandated to present tenants with a copy within 28 days. You also have to keep a copy of the report until the next inspection.
