How EICRs Work

Inspectors use three classifications:

1. Danger Present. This means the risk of injuries and accidents is high, and immediate action must be taken.

2. Potential Danger – Urgent action may not be needed at present, but certain steps must be taken in the following weeks or months.

3. Improvement Recommended – The system is in good condition, but recommendations may be provided to further improve safety.

Upon receiving a copy of the EICR, landlords are mandated to present tenants with a copy within 28 days. You also have to keep a copy of the report until the next inspection.
