What is an EICR?

An EICR is an official document that checks whether the electrical system in a flat, house, or building meets safety standards. It also provides recommendations to reduce hazards and keep energy bills to a minimum. The report is accomplished only by certified electricians following a thorough inspection of all wires, cables, sockets, and outlets within a property. 

An EICR report:

Under new EICR regulations, all landlords are required to schedule a periodic inspection for their property. 

• New Tenancy – Beginning 1 July 2020, all tenants must be issued a satisfactory EICR before their tenancy officially begins
• Current Tenancy – By 1 April 2021, all current tenants must be furnished with a satisfactory EICR.

Once you receive the report, you must give your tenants a copy within 28 days. You must also have a copy in your possession until the next scheduled inspection.
