What is an EICR?

An Electrical Installation Condition Report (EICR) is carried out to determine the electrical safety of a property. It is an official document produced after an in-depth inspection of a building’s wires, fittings, and cables in compliance with the National Safety Standards.

An EICR ensures you and your tenants are protected from fires and electric shocks. As a landlord, you may face prosecution if a tenant is harmed because of defective electrical work. In many cases, the local council will require a Condition Report to licence rental properties.

Most insurers will require an EICR report before providing sufficient cover to protect your workers or the public. This enables tenants to be rightfully compensated in case of electric-related emergencies.

How much does an electrical safety certificate cost?

Our rates will be based on the age, size, and location of your property, and extent of testing needed. We’ll never charge you for hidden or additional fees.

What is inspected in an EICR?

During a periodic inspection, the fuse board, wiring and electrical accessories will be systematically assessed for faults or where they have deviated from the conventional Wiring Standards.

An EICR can help identify:

  • Any broken fittings and electrical accessories
  • Any exposed live wires that may trigger fire or shock
  • Inadequacy in earthing and bonding
  • Overloading in electrical circuits or appliances
  • Potential damage or wear and tear that may affect the safety of inhabitants

EICR inspectors use three distinct codes to rate all aspects of the electrical system.

  1. C1 – Means Danger Present. Remedial action must be taken right away to avoid injuries and accidents.
  2. C2 – Means Potentially Dangerous. A threat is detected and preventive actions must be taken within weeks or months.
  3. C3 – Means Improvement Recommended. A non-compliance is detected. While it doesn’t require immediate attention, suggestions will be provided to rectify the issue.

Electrical safety tips to protect your property:

  • Check if extension cables are utilised properly. Prevent extension cables from tangling by rearranging your plugs or using a larger extension cable.
  • Ensure light switches and socket casings are free of cracks, discolouration or burn marks.
  • Place all bathroom electrics at least 3 metres away from your bath or shower.
  • Electrical work requires the right expertise, tools, and safety training. Stay safe from potential hazards by letting a licensed electrician do the job.

An EICR lets you evaluate the condition of the electrical system and ensure no deterioration or damage could result in further issues. Scheduling a regular EICR test keeps you and your family, tenants, and employees safe.

How long does an EICR last?

A periodic inspection generally lasts around 3-4 hours depending on the property's size and the number of circuits to be tested.
