What Does an EICR Do?

An EICR or periodic inspection detects and fixes crucial issues in your electric work including: 

  • Damage, corrosion, and wear and tear,
  • Fire and shock hazards that make the place an unsafe environment
  • Overloaded equipment or circuits
  • Defective electrical appliances
  • Inadequate bonding or earthing

 

A typical EICR would contain the following information:

  • Overview of electrical fixtures and their condition, including: a) Any deterioration on cables, wires, etc, b) Usability of the switches, sockets and other components, c) Adequacy of earthing and bonding, and d) Property changes that may have caused damage to the electrical systems
  • Details about the testing and inspection of the property

How Do EICRs Work?

An EICR uses three codes to rate electrical fixtures:

C1: Danger Present – Urgent action is recommended. because of the high risk of accidents and injuries.

C2: Potential Danger – Remedial action should be taken, but may not be as urgent as C1s.

C3: Improvement Recommended – Electrical system is safe and stable, but may still have room for improvement.

Why Do You Need an EICR?

According to new EICR laws, landlords need to issue satisfactory reports for all new and existing tenants. 

  • Current Tenants – Starting 1 July 2020, landlords are required to provide a satisfactory EICR to all new tenants before they could move into the property
  • Existing Tenants – Starting 1 April 2021, all existing tenants must be given a validated EICR

 

EICRs are valid for five years, but the frequency of inspections would depend on the condition of your electrical systems and the extent of damage.  

Upon receiving your EICR, make sure you provide each tenant a copy within 28 days. You also have to archive a copy until the next EICR assessment.
