An Electrical Installation Condition Report (EICR) assesses the electrical safety of a property and its occupants. It is a comprehensive document produced following a thorough inspection of the building’s cables, wires, and fittings, according to the guidelines under the National Safety Standards.
An EICR can help:
This report is valid for 5 years, but this could change depending on the condition of the electrical wirings on your property.
What’s highlighted in an EICR?
Because electrical wires and cables are kept out of sight, it’s virtually impossible to detect signs of wear and tear and possible safety hazards.
An EICR reveals existing damage to your electrical wirings and provides suggestions for repair and maintenance.
A typical EICR includes:
How Does an EICR Work?
An EICR uses three possible codes to rate all aspects of the electrical system.
C1 – Indicates Danger Present. Immediate action must be taken to prevent injuries and accidents.
C2 – Indicates Potentially Dangerous. There is a possible danger present and remedial action must be taken within weeks or months.
C3 – Indicates Improvement Recommended. Some aspects may be improved, but do not necessarily require urgent attention.
Who Needs an EICR?
Landlords have a legal duty to protect the safety and well-being of tenants, including the electrical safety of houses and flats.
According to new government legislation, landlords must have their electrical systems examined and tested at least every five years.
Landlords are also required to provide a satisfactory copy to the tenant within 28 days. They should also retain a copy until the next inspection.
However, the assessor may recommend EICR testing every 2-3 years especially for older and worn out installations. Inspections are also required when a property is being prepared to be let or sold.
