Reliable EICRs in Ipswich

Ipswich landlords are legally responsible for the welfare of thousands of tenants in Ipswich. That responsibility includes the electrical safety of houses and flats.

An Electrical Installation Condition Report (EICR) takes care of the electrical safety of Ipswich tenants. It is an official document generated by electricians that assesses the condition of the electrical systems of the property, according to the guidelines under the National Safety Standards. This report is valid for 5 years, but the validity varies depending on the condition of the electrical installations in your property.

The document also:

  • Enumerates possible fire hazards and electric shock risks in the electrical installations
  • Identify overloaded electrical circuits or equipment
  • Reveal any defective electrical work
  • Reveal a lack of earthing or bonding

It is a comprehensive document that shows the safety of your rental properties.

Energy Performance Certificates generates quick and comprehensive EICRs for residential rental properties in Ipswich. Our inspectors will take care of your EICR requirements and ensure your property is in good shape for sale or rent.

Who Needs an EICR?

New government legislation mandates landlords to have their electrical wirings and fixtures inspected and tested at least every five years.

Starting 1st July 2020, landlords must supply new tenants with a satisfactory EICR report before the tenancy starts.

Starting 1st April 2021, landlords must supply existing tenants with a copy of a satisfactory EICR report.

Once the landlord receives the EICR from our team, they must give a copy to the tenant within 28 days. They should also keep a copy until the next inspection.

What’s in an EICR?

An EICR is an in-depth assessment of the electrical wirings in the property. Wires and cables are hidden from view, which means the occupants do not see the wear and tear and the potential safety hazards.

An EICR uncovers the deterioration and offers recommendations to correct the problems.

A typical EICR includes:

  • Details about the property
  • Details about the inspection
  • Limitations of the inspection (if any)
  • Summary of the electrical installations in the property
  • Summary of the condition of the installations
    • Adequacy of the earthing and bonding
    • Degree of deterioration
    • Serviceability of the sockets, switches, outlets and light fittings
    • Modifications made to the property that have led to damage
  • List of all tests conducted and their respective results
  • Detailed observations made by the inspector
  • Signature of the inspector

The EICR provides three key ratings for all aspects of the electrical installation

  • C1 – Denotes Danger Present. It indicates that the landlord must take immediate action to prevent injuries and accidents.
  • C2 – Denotes Potentially Dangerous. It indicates that the landlord must take remedial action within weeks or months.
  • C3 – Denotes Improvement Recommended. It recommends changes, but these are not required.
