Reliable EICRs in Kent

An Electrical Installation Condition Report (EICR) gives Kent tenants the peace of mind that your rental property is safe to live in. It is an official document that evaluates the condition of the electrical systems in a house, flat or building. Completed only by certified electricians, this report assesses the property according to the regulations under the National Safety Standards.

Energy Performance Certificates issues comprehensive commercial and domestic EICRs for all properties in all postcodes in Kent. With competitive prices and fast turnaround, you can meet your EICR obligations in a matter of days.

The Purpose of an EICR in Kent

An EICR is a thorough evaluation of all the electrical fixtures of the home. The report also provides recommendations to eliminate hazards and improve safety.

The document:

  • Uncovers potential hazards (fires, electrical shocks, etc.) that require immediate attention
  • Determine overloaded electrical equipment or circuits
  • Uncover any defective electrical work, including a lack of bonding or earthing

These inspections are necessary because wires and cables are hidden from view, so tenants and landlords do not see the deterioration. Without periodic inspection, it may be too late to apply corrective actions.

EICRs are valid for a maximum of five years, so landlords in Kent are mandated to have their rental properties checked and inspected at least once every five years. The validity depends, however, on the condition of the electrical systems. Some installations are so worn out that the report would recommend more frequent inspections.

Does My Property Need One?

If you are a landlord, then yes — you need an EICR for your properties.

New Tenancy – Starting 1 July 2020, you have to provide new tenants with a satisfactory EICR before their tenancy begins

Current Tenancy – You have to provide current tenants with a satisfactory EICR by 1 April 2021.

Your properties have to be checked and tested before the expiration of the EICR. Once you receive a copy of the report, you have to give your tenants a copy within 28 days. You must also keep a copy until the next inspection.

The Information in an EICR

An EICR covers electrical information about the property:

  • Details about the inspection and testing
  • Limitations of the inspection (if any)
  • Summary of the electrical installations in the property, as well as their respective conditions, including:
    • Quality of earthing and bonding
    • Extent of deterioration
    • Usability of the sockets, outlines, switches and more
    • Changes made in the property that led to damage
  • All the testing conducted, as well as their results
  • Other observations made by the electrician
  • Signature of the inspector

The EICR gives three distinct ratings, according to the safety level of the electrical systems:

  • C1 – This means Danger Present. These ratings require immediate action because the risk of injuries and accidents is high.

  • C2 – This means Potentially Dangerous. These ratings require remedial action, but not as urgent as C1s.

  • C3 – This means Improvement Recommended. These ratings mean that the electrical fixture is stable, but there is room for improvement.
