Do You Need an EICR?

Landlords in MK are mandated to provide an EICR to new and existing tenants.

 

Current Tenants – Starting 1 July 2020, you have to provide a satisfactory EICR to all new tenants before they move into your property.

 

Existing Tenants – Starting 1 April 2021, you have to provide a satisfactory and validated EICR to all existing tenants.

 

An EICR is valid for up to five years. Some reports may have a shorter validity because of the condition of the electrical systems. As such, you will need a new EICR at least once every five years or every change of tenant.

 

When you are issued an EICR, you need to provide the tenant with a copy within 28 days. You also need to keep a copy of the current EICR until the next assessment.

What Does an EICR Contain?

An EICR provides a summary of the condition of the electrical systems in your rental property. This document contains:

  • Information about your property and the electrical installations in use
  • Details and limitations (if any) of the inspection

EICR Ratings

An EICR provides three different ratings for electrical installations

  • C1 – Denotes Danger Present. This means the risk of damage, accident and injuries is high, so you have to take immediate action

  • C2 – Denotes Potential Danger. It doesn’t require urgent action, but you have to take certain steps to correct it and prevent it from growing into a C1

  • C3 – Denotes Improvement Recommended. The installation is stable, but there’s still room for improvement.
