How Does an EICR Work?
An EICR follows three classification codes when evaluating electrical installations:
C1 (Danger Present) – Heightened risk of damage, accident and injuries is detected and requires immediate action
C2 (Potential Danger) – Risks may not require urgent action, but corrective steps are recommended to stop it from developing into a C1
C3 (Improvement Recommended) – Installation is stable at the moment, but implementing slight changes may further improve its efficiency
How Often Should an EICR be Performed?
According to new EICR laws, landlords must provide EICRs to all tenants to ensure their safety from electrical faults.
An EICR is valid for up to five years. This means you will need a new EICR at least once every five years or when a new tenant is set to move in. In some cases, an inspector may recommend more frequent inspections for outdated properties and electrical systems.
Tenants are entitled to receive a copy of the EICR within 28 days from the date the landlord receives the report. Landlords must also keep a copy of the latest EICR until the next scheduled inspection.
