Electrical Installation Condition Reports in Surrey

Many electrical installations are concealed within the walls of your house, which means most of the time, problems can start and fester without your knowledge. Without corrective action, faulty wires and cables can cause serious injuries and even loss of life.

Electronic Installation Condition Reports (EICR) can help you spot warning signs before they escalate into bigger and more expensive disasters. With an EICR, you can rest easy knowing that your electrical installations are in optimal condition.

Energy Performance Certificates provides comprehensive domestic and commercial EICRs to landlords and tenants in Surrey. Our fully trained electricians inspect over 5,000 homes and buildings every month, making us the largest provider of property certificates in England. We currently hold a rating of 4.5 out of 5 in TrustPilot thanks to our fast turnaround time and hands-on customer service.

The Importance of EICRs

An EICR or periodic inspection ascertains that the condition of the electrical wirings throughout your property complies with safety standards. This report contains:

  • Information about your property
  • Details and limitations to the inspection
  • Detailed assessment of your electrical fixtures including: a) Sufficiency of bonding and earthing, b) Signs of deterioration, corrosion, and wear and tear, c) Type of wiring system and extent of damage (if any), and d) Usability of sockets, outlets, switches and light fixtures
  • Summary of all the tests conducted with their results
  • Detailed observations of the inspector
  • Recommendations for corrective actions
  • Inspector’s signature

How Does an EICR Work?

An EICR follows three classification codes when evaluating electrical installations:

C1 (Danger Present) – Heightened risk of damage, accident and injuries is detected and requires immediate action

C2 (Potential Danger) – Risks may not require urgent action, but corrective steps are recommended to stop it from developing into a C1

C3 (Improvement Recommended) – Installation is stable at the moment, but implementing slight changes may further improve its efficiency

How Often Should an EICR be Performed?

According to new EICR laws, landlords must provide EICRs to all tenants to ensure their safety from electrical faults.

  • New Tenants – Starting 1 July 2020, landlords need to furnish a satisfactory EICR to new tenants before they officially move in.
  • Current Tenants – Starting 1 April 2021, landlords must present a satisfactory and validated EICR to all existing tenants.

An EICR is valid for up to five years. This means you will need a new EICR at least once every five years or when a new tenant is set to move in. In some cases, an inspector may recommend more frequent inspections for outdated properties and electrical systems.

Tenants are entitled to receive a copy of the EICR within 28 days from the date the landlord receives the report. Landlords must also keep a copy of the latest EICR until the next scheduled inspection.
