What is an EPC?
An energy performance certificate (EPC) is valid for 10 years. It is a requirement for anyone planning to sell or rent their property. This document gauges a property’s energy performance and rates it on a scale of A (most efficient) to G (least efficient).
EPC inspections are carried out to measure the amount of CO2 emissions produced by the property in tonnes. The certificate also comes with a recommendation report that describes how the property’s energy efficiency could be improved.
According to the Domestic Minimum Energy Efficiency Standard (MEES) Regulations, privately rented properties must meet an EPC rating of E at the minimum. Properties with a rating of F or G may not be rented out. This applies to new and existing tenancies.
EPCs are also mandatory for newly built properties to ensure that they’re fit for occupancy.
Types of EPC
Residential EPC
By law, all residential properties in the UK require an EPC. Once the certificate expires, homeowners must obtain an updated one before selling, renting or remodeling the property. Failure to do so can result in steep fines.
Commercial EPC
All commercial properties in the Blackpool area require an EPC when being sold or let. The property owner is in charge of supplying the tenant or buyer with an updated copy of the EPC free of charge.
Unlike a residential EPC that gauges the property’s energy consumption and potential cost savings per year, a commercial EPC focuses on the building’s energy efficiency based only on its CO2 emissions.
SAP EPC
Newly constructed or converted properties are required to have Standard Assessment Procedure (SAP) calculations carried out. The SAP is the approved methodology for measuring energy efficiency in newly constructed buildings. Property owners must obtain a SAP EPC even if the property will not be sold or let any time soon.
A SAP EPC must also be issued when there has been a change in the number of dwellings within the property. For instance, a new SAP EPC is required when a single-family unit is converted into two separate flats.
Unlike a regular EPC, a SAP EPC doesn’t require an on-site visit. SAP calculations can be determined using drawings and specifications of the building provided by the architect or contractor.
What happens during an EPC inspection?
An EPC inspection lasts approximately 30 minutes for an average two-bedroom house. During the assessment, the assessor will examine every room in the property, including the attic, basement, loft rooms and bedrooms.
During an energy assessment, the assessor will take note of the following:
