Energy Performance Certificates in Brighton

Energy Performance Certificates issue EPCs in Brighton, helping clients comply with legal requirements when selling, renting or after constructing a property. Our assessors are fully accredited and trained, so they’re able to evaluate your building thoroughly and turn around your EPC report within 24 hours.

What is an EPC?

If you’re planning to sell or rent your property, you need to get an energy performance certificate (EPC) before proceeding with your plan. An EPC measures a property’s energy efficiency and rates it on a scale of A to G, with A being the highest.

The EPC will indicate the amount of carbon dioxide emissions produced by the property in tonnes. The higher the rating, the less impact the property has through CO2 emissions. The certificate will also give you recommendations on how to reduce your emissions.

According to the Domestic Minimum Energy Efficiency Standard (MEES) Regulations, a property needs to get at an EPC rating of at least an E before you can sell or rent it out.

EPCs are also required for newly constructed properties to ensure that they’re ready for occupancy.

Types of EPC

Residential EPC

All residential properties in the UK require an EPC. A certificate is typically valid for 10 years. After that period, we advise you to acquire an updated one before making any major decisions with your house, such as renting it out, selling it or carrying out any improvements.

If you’re selling or renting out your property, you’re required to present the tenant or buyer with the latest copy of your EPC. Landlords are also obligated to get an energy assessment on their rented property every 10 years, otherwise they might get fined for non-compliance.

Commercial EPC

Commercial properties also require an EPC before being sold or let. The owner is responsible for providing the buyer or tenant with an updated copy of the EPC free of charge.

A commercial EPC measures a property’s energy efficiency based only on its carbon dioxide emissions, unlike a residential EPC that estimates the dwelling’s energy consumption and potential cost savings per year.

SAP EPC

An SAP EPC is required for newly constructed or converted properties, even if you’re not planning on selling or renting it out any time soon. You also need a SAP EPC when the number of dwellings within your property has changed, such as converting your single-family unit into two separate flats.

The difference between an SAP EPC from a regular one is that the former doesn’t involve an on-site visit. The assessment procedure in an SAP EPC only requires drawings and specifications of the build, which the assessor can get from the contractor or the architect.

How is an EPC inspection done?

An EPC inspection typically takes about 30 minutes for an average two-bedroom house. The assessor will check every room in the property, including the bedrooms, attic and basement, and loft rooms. To provide evidence to support their findings in the EPC report, they’ll take photos of the following:

  • Windows (the type of glazing used and whether they are properly weatherproofed or not)
  • Heating system (the type of heating system and controls used)
  • Hot water system (whether the property uses the main heating system for hot water or a separate one)
  • Lighting (e.g., LED, halogen bulbs)
  • Any renewable technologies present
