What is an EPC?
An energy performance certificate (EPC) gauges the energy efficiency of a property on a scale of A (most efficient) to G (least efficient). The higher the rating, the more energy-efficient the property is.
EPCs are valid for 10 years and must be obtained by anyone planning to rent or sell their property. The report will also include recommendations on how to improve your building’s energy rating.
As stated in the Domestic Minimum Energy Efficiency Standard (MEES) Regulations, privately rented properties must obtain an energy efficiency rating of at least an E on their EPC for them to meet the minimum standards. This rule applies to both new and existing tenancies.
EPCs are also mandatory for newly constructed properties to prove that they’re ready for occupancy.
What are the different types of EPC?
Residential EPC
All residential properties in the Colchester area must have an updated EPC. The certificate must be renewed every 10 years and if the property is marketed for rent or sale in that period. All tenants or buyers are entitled to receive a copy of the latest EPC.
A new EPC is not required every time there is a change of tenancy or the property is sold, provided that the certificate is no more than 10 years old. Failure to secure a residential EPC may lead to hefty fines and penalties.
Commercial EPC
Likewise, all commercial buildings are required to secure an EPC when being sold or let. The property owner is in charge of supplying the tenant or buyer with an updated copy of the EPC at no cost.
A commercial EPC will not only provide an energy efficiency rating, but also estimate the building’s energy use, amount of carbon dioxide emissions produced and the potential annual costs for heating, lighting and hot water per year.
SAP EPC
The Standard Assessment Procedure (SAP) is the approved system for measuring energy efficiency in newly built properties. Building regulations require that a SAP calculation be provided for new buildings prior to development.
A SAP EPC is also required when the number of dwellings within the property has been modified (i.e. a single-family unit split into two flats).
Unlike a regular EPC, no site visits or surveys are required to complete a SAP EPC. The assessor can simply rely on drawings and specifications of the build, which can be obtained from the architect or main builder.
What happens during an EPC inspection?
An EPC inspection can take as little as 30 minutes for a regular two-bedroom house. The assessor will check the entire property, from the attic and basement to the bedrooms and loft rooms.
To support the results of the EPC, the inspector will take photos of the following:
