What is an Energy Performance Certificate?
Are you looking to sell or rent your property? Then you need an energy performance certificate (EPC). This certificate rates the energy efficiency of a property from A to G, with A being the most efficient. It also holds information about the property's type, age, size, and Energy Efficiency Rating.
The lower the rating, the less impact your property will have on the environment. Included in your EPC report are suggestions on how to reduce your CO2 emissions and make your property more eco-friendly.
As per the Domestic Minimum Energy Efficiency Standard (MEES) Regulations, UK properties need to have at least an EPC rating of E before they can be sold or leased.
Note that newly constructed properties must obtain EPCs to certify that they’re ready for occupancy.
Types of EPCs
Residential EPC
Every house in the UK, including flats and maisonettes, is required by law to have an EPC. This certificate is usually valid for ten years. Before making any major decisions about your property, such as renting it out, selling it, or renovating it, we recommend purchasing an updated one.
If you're selling or renting out your property, you must give the tenant or buyer with a copy that is less than 18 months old. Otherwise, you may be fined up to £5,000.
Commercial EPC
An EPC is required before a commercial property, such as an office, a business, or a warehouse, can be sold or leased. The owner is responsible for providing the buyer or renter with an up-to-date copy of the EPC. Keep in mind that the certificate must be less than 18 months old.
An EPC for commercial property only considers carbon dioxide emissions, whereas a residential EPC takes energy usage and potential yearly savings into account. Commercial EPCs, like their domestic counterparts, are suitable for ten years.
SAP EPC
A SAP is an energy audit that examines how well a home conserves and dispenses heat. This document is necessary for all properties that are newly constructed or converted.
If you want to sell or lease your property, you must first provide the tenant or buyer with an SAP certificate that is no older than 18 months. If the number of homes on your premises changes, for example, turning a single-family home into three separate flats, an EPC is also required.
An SAP EPC does not require an on-site inspection, as regular EPCs do. Furthermore, only drawings and specifications of the building are needed for assessments. The assessor can obtain these from the architect or contractor.
How is an EPC Inspection Performed?
Qualified assessors conduct EPC inspections. It takes around 30 minutes to get an EPC check on a typical two-bedroom house. The assessor will go over each room in the home, including the bedrooms, attic, basement, and loft rooms.
They'll capture photos of the following items to support their findings in the EPC report:
