What Is an Energy Performance Certificate?

Unlike regular EPCs, a SAP EPC doesn’t involve an on-site visit. Plus, assessments only require drawings and specifications of the building, which the assessor can obtain from the architect or contractor.

How Are EPC Inspections Conducted?

Qualified assessors carry out EPC inspections. A typical two-bedroom house generally takes around 30 minutes to get an EPC check. The assessor will go over each room in the property, including the bedrooms, attic, basement, and loft rooms.

They'll take photos of the following things to provide evidence for their findings in the EPC report:
