Property owners planning to sell or rent a property must secure an energy performance certificate (EPC). The certificate rates the energy efficiency of a property from A (most efficient) to G (least efficient). It also contains information about the property's type, size, age, and Energy Efficiency Rating.

Before being sold or let, commercial properties, such as offices, shops, and warehouses require an EPC. The owner is responsible for providing the buyer or renter with a current copy of the EPC. Remember that the certificate must be less than 18 months old.
A commercial EPC focuses only on a property’s carbon dioxide emissions, whereas a residential EPC considers energy consumption and potential cost savings yearly. Much like their residential counterparts, commercial EPCs are suitable for ten years.
SAP EPC
A SAP is an assessment of the energy performance of a property that takes into account the effects of thermal bridging and ventilation. This type of certificate is required for all newly built or converted properties.
Property owners who wish to sell or lease their property must provide the tenant or buyer with a SAP certificate not older than 18 months. An EPC is also necessary if the number of homes on your property changes, i.e., converting a single-family unit into three separate flats.
Unlike regular EPCs, a SAP EPC doesn’t involve an on-site visit. Plus, assessments only require drawings and specifications of the building, which the assessor can obtain from the architect or contractor.
