What is an EPC?

An energy performance certificate applies to both residential and commercial properties and is valid for 10 years from the date it was issued. It rates the property’s efficiency rating from A (most efficient) to G (least efficient).

The SAP is the approved methodology for checking whether a new build meets the carbon emissions and fabric performance standards set by current building regulations. Property owners must acquire a SAP EPC even if the building will not be marketed for sale or rent any time soon.

Unlike domestic and commercial EPC evaluations, a SAP EPC does not require an on-site visit. A property assessor may perform remote SAP calculations using building specifications and drawings supplied by the architect or contractor.

How an EPC Assessment is Performed

Domestic EPC surveys may take between 30 minutes and one hour. Commercial EPC inspections usually take at least 45 minutes but can be longer depending on the size and purpose of the building.

During the survey, a qualified assessor will examine every room in the property, including the attic, basement, loft rooms and bedrooms. They will take note of the following:

  • Lighting - What type of bulbs are used and are they in good condition?
  • Hot water system - Is the main heating system also used to generate hot water, or is there a separate system?
  • Heating system - What type of heating system and controls are used?
