What is an EPC?
EPCs are also mandatory for newly built properties to ensure that they’re fit for occupancy.
Before selling or renting out your residential or commercial space, you need to secure an Energy Performance Certificate (EPC). An EPC measures the property’s carbon emissions and energy efficiency. The report provides an energy efficiency rating between A to G, with A being the highest.
The Domestic Minimum Energy Efficiency Standard requires all private rented properties to achieve an EPC rating of at least an E to meet the minimum standards. A rating lower than E means the property cannot be sold or let.
Low EPC ratings mean necessary measures must be implemented to improve the building’s energy performance and lower energy consumption. The EPC will also highlight steps you can take to optimise your property’s energy efficiency.
An EPC is valid for 10 years, after which a new certificate must be issued if the home or commercial property is marketed for sale or rent at that period.
Types of EPC
Residential EPC
All residential properties nationwide are required to secure an EPC. Once its 10-year validity has passed, homeowners must secure a new one before selling, renting, or remodeling the home. Failure to do so can lead to steep fines and penalties.
Commercial EPC
Likewise, all commercial properties in the Exeter area require an EPC before being sold or let. Tenants or buyers must be given a satisfactory and updated copy of the EPC free of charge.
Unlike residential EPCs that focus on measuring the property’s energy consumption and potential cost savings, a commercial EPC deals with the building’s energy efficiency based on its CO2 emissions.
The energy rating of a commercial building depends on several factors, including the construction of the building’s fabric, the type of HVAC system used and the various purposes for which the different zones of the property are used.
SAP EPC
The Standard Assessment Procedure (SAP) is the approved methodology for calculating the energy and environmental performance of a newly built or remodeled building. Property owners are required to order a SAP EPC even if the new property will not be sold or let any time soon.
A SAP EPC is also required when there is a change in the number of dwellings within the property. SAP EPCs don’t require on-site visits. Instead, SAP calculations are carried out using drawings and specifications of the build from the architect or contractor.
What to Expect During an EPC Assessment
The typical EPC inspection for an average two-bedroom house may take as little as 30 minutes.
During the assessment, a qualified property assessor will carefully check every room in the property, including the attic, basement and bedrooms.
During an EPC inspection, the assessor will take note of the following:
