If you want to sell or rent your house, you must first give the tenant or buyer an SAP certificate of at least 18 months old.

EPCs are also required if the number of residences on your property changes, i.e., converting a single-family home into three separate apartments.

An SAP EPC does not require an on-site inspection, unlike most EPCs. For assessments, only drawings and specifications of the structure are necessary. The assessor may request this information from the architect or contractor.

What Is Involved in an EPC Inspection?
