Get an EPC for Properties in Kent in Just 24 Hours
Energy Performance Certificates uses a quick, hassle-free procedure for property energy assessments. You can get an EPC within 24 hours after your property’s energy assessment.
When Do You Need an EPC?
As a legal requirement, you need an EPC whenever you sell, let, or build a property or when making any major renovations and conversions. An EPC report details your building’s energy efficiency rating and how to improve it, if applicable.
It uses a scale of A to G, with “A” indicating that a property is highly energy efficient while a “G” indicates a property that is energy inefficient. Selling or renting out a domestic private rented property requires an “E” rating or higher.
Should you make a transaction with your property that requires an EPC without having one, you could face fines of up to £5,000. You need a qualified and accredited energy assessor to evaluate your property and provide you with an EPC for your property in Kent.

Types of EPCs
Residential EPC
Residential EPCs provide measurements for a property’s overall environmental impact. It also indicates its energy consumption and potential savings per year.
Residential properties must have an EPC before they are sold, rented out, or have major renovations like extensions on your premises. The EPC gives potential buyers and tenants an idea of the costs associated with living there.
A certificate is valid for 10 years and needs to be updated once the current one expires. Landlords are required to do so as soon as possible for any properties they’re renting out.
However, residential buildings that are used for less than 4 months a year are exempt and don’t need an EPC.
Commercial EPC
Commercial properties include grocery stores, malls, manufacturing shops, industrial estates, and any property used for profit. Unlike a residential EPC, a commercial EPC only indicates the property’s CO2 emissions in tonnes so buyers can factor energy performance into their investment.
Commercial property owners must provide buyers and tenants with EPCs of the properties they’re selling, free of charge. With new buildings, however, the one constructing the building is responsible for providing the owner an SAP EPC.
SAP EPC
New and converted properties need a Standard Assessment Procedure (SAP) EPC upon construction. Converted properties are buildings that are renovated to change their function.
Examples of this are residential properties converted into commercial properties and vice versa. Another example is a barn or outbuilding converted into an investment property.
Rather than an on-site energy assessment, investors will ask the architect or contractor for the drawings and specifications of the building for SAP EPCs.
Consequences of Non-Compliance
Selling, renting out, building, renovating, or converting a property without an EPC results in non-compliance. Avoid paying a hefty fine of £500 to £5,000 by having Energy Performance Certificates perform an energy assessment of your properties.
