What is an energy performance certificate?

An EPC records a building’s energy efficiency levels and carbon dioxide emissions. Energy efficiency is graded on a scale of A (most efficient) to G (least efficient).

What are the different types of EPC?

Residential EPC

SAP EPC

From the SAP Calculation, the assessor will use approved software to generate:

Predicted Energy Assessment (PEA): An unofficial EPC which will be provided during the design stage for buildings that are still under construction

A full SAP EPC: This is issued once the building is complete and ready to be signed off by building control. Like a standard EPC, a SAP EPC must be renewed every 10 years and can be used for various property transactions.
